Work begins TODAY, June 1, on The Bellevue Newport Hotel, grand entrance to Newport Mansions area

The Bellevue Newport Hotel, with historic nods to Stone Villa, an Italianate manor built in 1833, will change the look of Bellevue Avenue, the grand entrance to the Newport Mansions neighborhood

Site preparation work is set to begin June 1 for The Bellevue Newport Hotel, a planned 90-room luxury boutique hotel at 181 Bellevue Ave. in Newport, within the Bellevue Gardens Shopping Plaza.

Procaccianti Companies and its hospitality management affiliate, TPG Hotels & Resorts, announced that the first phase of work will include installation of new water lines and stormwater management systems. Construction will be phased, and the company says the Bellevue Gardens Retail Plaza and parking lot will remain open to the public throughout the project.

Beginning June 1, construction fencing will be installed around the staging area for equipment and building materials, located at the corner of Bellevue Avenue and Jones Street. Infrastructure work will take place in sections throughout the parking lot during the summer. Flaggers will be on site during construction hours to assist with pedestrian access and parking operations.

Izzi Jr., vice president of public affairs for Procaccianti Companies and TPG Hotels & Resorts. “The entire development team has taken great care to meticulously plan development efforts and construction sequencing to minimize disruption for our retail tenants as much as possible.”

Izzi said the company has experience developing hotels in dense, high-traffic areas and intends to manage plaza access and operations throughout construction.

“The Bellevue Gardens Shopping Plaza will remain open throughout the entire process,” he said.

The hotel project, approved in 2025, calls for 90 guestrooms, multiple food and beverage venues, upscale guest amenities, underground parking, and improvements to the pedestrian experience. The company describes the project as creating a new hospitality enclave in the heart of Newport.

The site has historic ties to Stone Villa, an Italianate manor built in 1833 by Scottish stonemason Alexander McGregor. Once owned by publishing heir James Gordon Bennett, it was famously demolished in 1957. The site is currently home to the Bellevue Gardens Shopping Center.Located directly across Bellevue Avenue from the International Tennis Hall of Fame, the property has long been part of Newport’s architectural landscape.

Designed by Centerbrook Architects in collaboration with Procaccianti Companies, The Bellevue Hotel is intended to draw inspiration from the area’s historic surroundings while offering a contemporary luxury hotel experience.

The hotel will be developed and owned by Procaccianti Companies and operated by TPG Hotels & Resorts as part of the INTERA Collection, which focuses on independent and lifestyle hotels in destination markets.
