Record land purchase in Bristol with Engel & Völkers
Engel & Völkers represents buyer for Bristol’s highest priced land sale in 2023
Engel & Völkers of Barrington East Bay announced today that global real estate advisor, Kim Marion, represented the buyer in a unique waterfront sale in the luxury Poppasquash Point. The 3.9-acre, waterfront land parcel located at 4 Portside Drive in Bristol sold for $1.6 million, making it the highest priced land sale in Bristol in 2023 and the second highest priced land sale in Bristol in the last five years, according to the Rhode Island Statewide Multiple Listing Service (MLS).
Kim represented the private buyer, as well as worked collaboratively with her client’s civil engineer, the Coastal Resources Management Council (CRMC), and the listing agent to validate the land use and permitting presented on the listing to ensure that this was a safe investment for her client. Kim aggressively negotiated on her client’s behalf to purchase the land for $1.6 million, a $100,000 price reduction.
The 3.9-acre lot sits on a private, gated peninsula on the east side of Narragansett Bay and it boasts an expansive beachfront with the potential for a deep-water dock directly off its shoreline. The vintage stone walls and natural privacy from the trees give a rural feel, despite being minutes from Bristol’s bustling town center. The land was sold by Lee Jay Realty, who originally purchased the land as a larger parcel before subdividing the lots for sale. The property is a blank canvas for the buyer to build the homesite of their dreams overlooking Bristol Harbor.
